The Price

The marketing price of the property needs to be based on factual market evidence and not just ideally what we would like to achieve. I listen to your needs and requirements and agree the best marketing strategy to achieve the best possible result.

The Marketing Material

Professional photography is included as standard in my fees, as is professional aerial photography, and lifestyle images where appropriate. My property descriptions are benefits-focused as opposed to simply listing features.

Launch & Marketing

Properties are listed on all the major property portals as well as directly contacting the potential buyers that are known to us already. Block viewings are our preferred strategy as this naturally creates a sense of urgency and competition amongst buyers. I will always host your viewings.

There are often potential buyers out there that aren’t actively looking on line, I always advise a For Sale board outside the property for this reason. I actively market my properties on social media platforms, including posts in local community groups, as well as utilising our national franchise network.

Monitor & Improve

Two weeks into the marketing of your property I will advise on the effectiveness of our marketing so far. We regularly rotate lead images of our listings on the online portals to keep the property imagery fresh, I want to avoid as much as possible our listing stagnating on the market.

The Enquiries

I use a combination of our central Head Office and myself to manage enquiries, meaning we will always be available to answer enquiries relating to your property, as every single one is potentially crucial to selling your property. We capture them all and therefore never miss an opportunity.

The Viewing Strategy

I will always conduct your viewings. Buyers feel more comfortable with the agent, and will be more honest.

The Feedback

I will always endeavour to obtain honest, unfiltered feedback from every viewing as this is critical to the success of your property sale. I will always share this feedback with you in a timely and proactive way.

Offers and Negotiation

I will negotiate on your behalf, and I will ensure every offer is correctly qualified, validating the potential buyers’ chain and financial position before entering into negotiations with them. This due diligence is critical to avoid a sale falling through unnecessarily between offer acceptance and completion.
